Residential Property Project Director

About the role

We are seeking an experienced Residential Property Project Director to lead the planning and execution of large‑scale residential developments for a well‑known developer.

Key responsibilities

• Lead the planning and execution of construction projects.
• Ensure projects are completed on time, within budget, and to required quality standards.
• Collaborate with architects, engineers, and contractors to align objectives.
• Monitor project progress and resolve any issues that arise.
• Oversee procurement processes and manage resources effectively.
• Maintain compliance with safety regulations and legal requirements.
• Provide regular updates to stakeholders on project status.
• Manage and mentor project teams to achieve optimal performance.

Required profile

• Bachelor degree in Civil Engineering, Architecture, Construction Management, Surveying, or a related discipline.
• Minimum 15 years of progressive experience in major real estate construction or property development, with at least 10 years on the developer/client side.
• Proven track record delivering large‑scale, high‑value residential developments from inception to completion.
• Chartered or registered professional status (e.g., HKIE, HKIA, HKIS, RICS, RIBA, CIOB, PMP) is mandatory.

Required skills

• Proficiency in local building codes, town planning ordinances, and statutory approval processes.
• Strong commercial acumen with deep experience in contract law, project financing, and risk allocation.
• Exceptional matrix‑leadership capabilities, managing multi‑disciplinary consultant teams and reporting directly to board‑level executives.
