Senior Associate, Portfolio Management

About the role

The Portfolio Management Senior Associate position is based in Hong Kong and will support the APAC portfolio management team on reporting, operational and analytical aspects of a flagship APAC real estate fund. The role demands strong attention to detail and the ability to comprehend complex issues quickly.

Key responsibilities

• Perform fund‑level analysis for potential transactions and coordinate with Asset Management to review asset‑level budgets and assess fund impact.
• Own the fund‑level model, conduct portfolio attribution analysis and performance diagnostics across countries, sectors and assets.
• Lead quarterly and annual reporting processes, manage the portfolio database and oversee the external valuation process.
• Monitor and benchmark fund performance against industry indices, handling submissions to ANREV, MSCI and other providers.
• Compile and manage fund budgets, cash positions, capital requirements and fund‑flow processes, ensuring debt covenant compliance.
• Support investor relations by preparing due‑diligence materials, RFP responses, pitchbooks and regular investor communications.

Required profile

• Degree holder with at least 5 years of experience in real‑estate investment, portfolio or fund management, valuation or corporate finance.
• Strong academic background in business or finance, excellent numerical capability and advanced financial‑modelling skills.
• Fluent in Chinese and English; CPA or CFA Level 1 (or above) preferred.
• Detail‑oriented, able to work independently while collaborating with cross‑functional teams.
