Capital Planning Manager (APAC)

About the role

Turner & Townsend is hiring a Capital Planning Manager for the APAC region, based in Hong Kong. The role supports the Capital Planning Lead as the operational engine of the regional capital plan, acting as fiscal steward and data governance lead for the portfolio. It ensures that forecasting, budgeting and project tracking are accurate, transparent and aligned with corporate real estate objectives.

Key responsibilities

• Lead day-to-day management of the regional capital plan, keeping portfolio entries current and maintaining forecast accuracy
• Audit project management reports, invoices and budgets to spot calculation anomalies, inconsistencies or billing errors
• Investigate budget variances and resolve the root causes to protect portfolio health
• Produce detailed construction cost estimates and contribute to the benchmarking database, capturing actual costs to refine internal estimating tools
• Evaluate project decisions on business value, lease-term alignment and long-term asset optimisation
• Ensure project lifecycle processes, from budget submission to change management, follow organisational standards
• Use Ellis AI and Microsoft 365 Copilot to automate data validation and speed up report generation

Required profile

• Bachelor's degree in Quantity Surveying, Finance, Architecture, Engineering, Construction Management or a related field
• 7+ years of experience in construction project management, quantity surveying or real estate finance, with a focus on corporate office fit-outs
• Deep understanding of the business side of real estate, able to link construction spend to P&L impacts and identify value engineering opportunities
• Advanced Excel skills, including building self-auditing, formula-efficient models
• Ability to use AI tools such as Copilot and Ellis AI to improve data validation and reporting
• Clear communicator and collaborative team player
